Located within the Simon Fraser University precinct atop Burnaby Mountain, the project features modern condominium suites, as well as a variety of new shops and services, distributed throughout a 7-storey mid-rise building, a 17-storey tower building, and two townhouse blocks. These separate buildings are arranged about an expansive courtyard situated over a large underground parkade, that will include dedicated parking for the public. The development is comprised of 144,054 SF of apartment condominiums (158 units), 40,690 SF of duplex-style townhouses (26 units) and 33,790 SF of commercial space. The prominent site, centrally located within the new ‘Univercity’ development, acts as a key connecting element for the neighboring commercial, residential and university buildings, therefore pedestrian paths around and through the property have been emphasized and enhanced in the design. The large façades of the mid-rise and tower block are framed and animated with bold projecting fins, while the south-east “gateway” corner of the tower is marked by a tall exterior atrium-like space incorporating a public art feature. Generous amenity spaces and green roofs are a key part of the project. The lower-density townhouse component in the development adds to a diversified mix of residential units, and provides desired “family-friendly” housing, with every unit having a desirable aspect, facing either the street or the large internal courtyard. The project will use the centralized University geothermal energy supply for all heating and domestic hot water systems.
