The 28,000 SF building program is designed on a corner site that is identified as the "gateway" to the Industrial Park and demands a building with signature qualities. The building is strategically placed at the corner of Highway 99 and Industrial Way with an intimate vehicular and pedestrian plaza behind the building, retreated from the Highway. The architectural vocabulary of the building is West Coast modern and acknowledges the importance of this gateway site. Shading devices and natural ventilation have been incorporated into building design as part of 'green' initiatives.
