The 80 unit, 83,000 sq.ft development is located on a former car dealership site on Marine Drive, in an emerging neighbourhood within North Vancouver. The 5 storey mixed use development responds to the City of North Vancouver’s goal of firstly migrating auto dealerships off Marine Drive and secondly to create more mixed-use developments on Marine Drive thus transforming this service commercial area into a vibrant, pedestrian oriented component.
Two public green spaces at the east and west edges of the site act as bookends to the building. The top floor of the building that faces Marine Drive is recessed to reduce the buildings impact. The buildings’ mass responds to the orientation of site and follows the grid lines of both Marine Drive and the angle of the property line to the south of the site. At the change of grid line at the upper level on the north façade the units to the west are set back. This articulates the building mass and allows the creation of a green roof.
The project consists of 1 level of retail at grade and 4 levels of residential above. The property features a green roof, roof top patios and amenity room. A new public plaza is created featuring public art and new pedestrian pathway connecting Marine Drive, West 3rd Street and the residential development to the south of the site as well as the waterfront spirit trail.
